The Energy performance certificate only required on 4 bed homes and larger.

Is a legal requirement in your home information pack. For house sales after the 1st of August. Unless you home is on the market before this date.

However if you conduct a private sale you do not need one.

For eg if you sell to family members, or you do not put a for sale sign up and you sell on a blind enquiry.

The EPC should cost no more than �80 to �90 maximum, anyone trying to charge more because its a rush job should be ignored.

So to recap this will cost no more that �90

Please note. Ask to see the energy inspectors and or home inspectors, Criminal record check or CRB form. If they refuse then close the door�

From The Sunday Telegraph on the Hip, and energy inspectors. Regarding criminal records.

Chris, this is all well and good, have you considered what the proposed buyer will have to say about this!
As he/she soon will no longer be required to commission/pay for the searches within the pack?

So who is going to pay for the pack?
I think the seller who decides not to, will find a few more hurdles than dodging the £200 fine per day

How the seller markets there home will make them hips free, you do not need to risk a fine, although the chance of being caught were slim.

Market your home as having no bedrooms, 3 beds plus study or large flat ect and save paying £700 or so..

So you're saying - correct me if I'm wrong - to sell our homes to family members? And just to be clear, we do this to avoid paying a for a HIP, right?

Still banging on about this despite it being advice that could knock 1,000's, if not 10's of thousands off the price of one's own gaff...

Tell me, if you were a financial adviser, or solicitor, is this how you would advise your clients (or would they all be your family members so you can avoid paying for training)?

BTW, when are you going to answer all the outstanding questions raised in your other thread?

So do you still think an EPC will cost no more than £90???
Maybe a few desperate individuals are happy to work for peanuts, but if you want the job doing well by a professional....

In terms of avoiding paying for a HIP, yes, if you don't market your property then no need for a HIP. But market it as less bedrooms and a study??? you'd have to be crazy!

Imagine if I'm on the market for a 3 bed house (given that 3 beds are about to require HIPS) I look on the estate agent's websites in my area, each one of them asks me to input the min no. of bedrooms I require, so I put 3. If you sell your house as 2 beds + study IT WON'T SHOW UP IN MY SEARCH. So yes, you may save £400 on the HIP, but lose £5,000 because buyers don't find your property!
Also, the ave. price of a 3 bed property is much more than a 2 bed, with or without a study (for study read 6'x4' boxroom).
Market in this way and you could be £10-20,000 out of pocket!
