The Energy performance certificate only required on 4 bed homes and larger.
Is a legal requirement in your home information pack. For house sales after the 1st of August. Unless you home is on the market before this date.
However if you conduct a private sale you do not need one.
For eg if you sell to family members, or you do not put a for sale sign up and you sell on a blind enquiry.
The EPC should cost no more than �80 to �90 maximum, anyone trying to charge more because its a rush job should be ignored.
So to recap this will cost no more that
