There are still legitimate HIP exclusions 6 Months, 1 Week ago Karma: 6  
There are still exclusions to HIP legislation - many home sellers do not seem to realise this.

Of late we have recieved enquiries from home owners wanting to order a HIP Pack from us when it was not required under the legislation.

I have included a link to HIP exclusions for home owners wanting to confirm they need to instruct a HIP provider.

Hi i have just been trying to find out about exclusions and read your post. I am about to sell a flat i own which has not been lived in for sometime. I am considering sellling to the owner of the property below my flat. Will i need a HIP pack? As from your post when i read the exclusions in the link it does not seem as i need one. Thanks for your help.

Hi Dave

If you are selling your flat to your neighbour without any marketing of your property taking place then, yes you can be excluded from the HIP legislation.

The important factor is that the property has not been marketed. Marketing the property does not just mean marketing with an estate agent. It could include many other ways, such as ads in newspapers or a homemade sign in the window. Further Home Information Pack legislation details can be found on this link.
