But to help you along since you have no credibility, here are the facts.

From Property finder [not the Daily Mail]

Propertyfinder.com reports there has been a significant shift in recent months in how near the asking price a buyer was willing to go. In January, with an average property going for £222,859, sellers were achieving 1.6 per cent – or £3,521 above the asking price.

But this figure fell steadily as vendors flooded the market with properties in an effort to beat the HIPs deadline.

To avoid paying for hips quite legally, with no loss in sale value.

Sorry Chris - I'd say good try but it ain't even close.

Instead of glancing at press releases, you might try and actually read them then, ask what is fact, and what is oppinion.

I'm trying to coach you here in critical thinking so we can actually have a dialogue (oh, and to save your embarrassment).

I've read a few reports such as the one you quoted - Not one, I repeat, not one of those reports has qualified that statement, Someone said it, then others repeated it. But not one has proven it.

Did you ask yourself: Why are they saying that? Is there a study? Is there research with numbers? How is the guy qualifying that statement?

Is it fact, or is it his oppinion?

Don't think you did, did you Chris? Else you wouldn't have quoted it.

I mean, what time of year is it Chris? With such a keen interest in property, you would know that the property market normally picks-up this time of year - More buyers and more sellers.

What's more, there's been a series of interest rate hikes - You do know this don't you? - So it might have crossed your mind that a lot of people are under a lot of financial pressure. With a lot of 2-year fixed rates expiring, a lot of people are facing difficult decisions.

Then we have the usual &quot;musical house chairs&quot; with the school year starting in September.

Now, why don't you think for a change, and not rely on the worst press reports you can pick? Do you know the subject you feel so passionately about, Chris?
